A current, signed IRS Form W-9 for Total Property Solutions Pro LLC, so accounts payable can set us up and issue payment.
Certificate of insurance
A COI issued to your company as certificate holder. We can name your company — and your owner or management entity — as additional insured on request.
Business entity information
Legal name, business address, remit-to details and the contacts your vendor master file needs, provided in writing.
Emergency contacts

Onboarding shouldn't hold up the work
Most delays in bringing on a cleaning or maintenance vendor aren't about the work. They're about paperwork: a COI with the wrong certificate holder, a W-9 that never arrives, a vendor form that sits unanswered in someone's inbox. We treat onboarding as part of the job. Vendor onboarding FAQ
How fast can you send a W-9 and certificate of insurance?
Typically within one business day of your request. If the COI needs specific additional-insured wording or a project address, include it in the request so it goes out right the first time.
Can you name our company as additional insured?
Yes, on request. Tell us the exact legal names to list — your company, the property owner or the management entity — and the certificate-holder address.
Will you complete our vendor setup forms or compliance-portal invitation?
Yes. Send the form or the invitation to bookings@totalpropertysolution.net and we complete it. If something needs a signature or a document we haven't sent yet, we'll follow up directly.

Do you need a signed contract before we onboard you?
No. Many clients onboard us first so we're ready when the work is. When you're ready to book, we provide a written scope or service agreement, or work from your own contract template.
