Property management with its own maintenance crew built in.
Commercial and residential property management for Albany and Capital Region owners — with cleaning, 24/7 maintenance, turnovers and renovations handled by our crews, not handed off to whoever is available.
What our maintenance team means for owners
Most management companies hire out the actual work. When your tenant reports a leak, they call a plumber. When a unit needs a turnover, they line up a cleaner, a painter and a handyman. You end up paying for a middleman who coordinates other people's crews — and waiting on their schedules.
TPS Pro is built differently. Cleaning, maintenance, repairs, turnovers and renovations are done by our crews. The same company that manages your property is the one that shows up to fix it, clean it and turn it over. For an owner, that changes three things that matter.
One point of contact. You have a single number to call — (518) 948-7156 — and a single team that already knows your building. There is no chasing three vendors to figure out who was supposed to handle what. Faster response. Because our maintenance crews work for us, an emergency call at 2 a.m. goes straight to our people instead of waiting in a vendor's queue behind everyone else's jobs. We are open 24/7, and our crews can act on that. No finger-pointing. When cleaning, repairs and renovations all sit under one contract, there is nowhere for accountability to leak out. If something is not right, we own it and make it right — you are never refereeing between a cleaner and a contractor.Commercial and residential management
The core promise is the same for every owner — trained crews, 24/7 response, one accountable contract. The day-to-day work looks different depending on what you own.

A day in the life of a managed property
Good property management is mostly invisible. It is the steady rhythm of small things handled before they become big things. Here is what a typical day looks like when TPS Pro is managing your building.
The morning starts with routine upkeep — grounds and common areas checked, entryways and shared spaces cleaned, and anything flagged overnight put on the list. When a tenant submits a maintenance ticket, it goes to our crew, not to an outside vendor who fits you in next week. A dripping faucet, a sticking door, a heating complaint — these get closed out because the people fixing them already work for us.
Through the day, preventive maintenance keeps the building ahead of trouble: filters, fixtures, seasonal system checks, and the wear-and-tear items that quietly turn into expensive failures if nobody watches them. Common-area cleaning keeps hallways, lobbies and shared spaces presentable for tenants and prospects. Around the clock, 24/7 emergency response is on call for what cannot wait — a burst pipe, a lockout, a heat outage in January.
When a tenant moves out, we turn the unit end to end — cleaning, repairs, paint and any renovation work needed to get it rent-ready — with our crews, so it goes back on the market fast. And as the seasons change, we handle the work the Capital Region demands, from winter readiness to spring cleanups.

Maintenance our crews actually do

Managers who are also the crew
TPS Pro is the crew Capital Region property managers call to get work done: student-housing turns of 800+ units in a single turn, daily janitorial, renovations and repairs. Our property management service runs on those same crews.
That background is why the model works. We are not a management office that has to find a contractor every time something breaks. We are the contractor. Since 2010 we have worked in buildings across Albany, Troy, Schenectady, Saratoga Springs and the rest of the Capital Region — fully insured, with a certificate of insurance in your hands before day one.
Already have a manager and just need the crew? You do not need to switch management to use us. Property managers hire us directly for property maintenance, make-ready and cleaning for property managers.

Property management FAQ
Straight answers to the questions Albany and Capital Region owners ask us most.
What does TPS Pro's property management include?
Full-service management for commercial and residential properties: routine and preventive maintenance, tenant maintenance-ticket handling, common-area cleaning, unit turnovers and make-readies, renovations and repairs, seasonal work, and 24/7 emergency response — all performed by our crews under one contract.
Do you manage both commercial and residential properties?
Yes. We manage commercial buildings — offices, retail, mixed-use, and facilities — as well as residential properties including apartments, rentals, student housing, and small portfolios.
Do you use subcontractors?
Cleaning, maintenance, repairs, renovations, and turnovers are handled by TPS Pro's trained, supervised crews. That means one point of contact, faster response, and no finger-pointing between vendors when something needs to get done. Where a job legally requires a specific licensed trade, we coordinate it and stay your single point of contact.
How fast is your emergency response?
We are available 24/7 for emergencies. Urgent issues go straight to our maintenance team instead of waiting in a vendor's queue.
Do you handle unit turnovers?
Yes — full make-readies between tenants, including cleaning, repairs, paint, and any renovation work needed to get the unit rent-ready, all with our crews.
What areas do you serve?
Albany and the greater Capital Region, including Troy, Schenectady, Saratoga Springs, Clifton Park, Cohoes, Ballston Spa, Glens Falls, and Saratoga County.
Are you insured?
Yes. TPS Pro is fully insured, and we provide a certificate of insurance before day one.
How is pricing structured?
Pricing is tailored to the property — its type, size, and the scope of work you need managed. There is no fixed price; we start with a free consultation and build a plan around what your property actually requires. Call (518) 948-7156 to set one up.
