VCT (Vinyl Composition Tile) is the most common hard floor in Capital Region commercial buildings — and it's designed to be stripped and waxed; the finish system is the floor's protection. Our full service includes a complete strip of old wax buildup with commercial-grade strippers, machine scrubbing and rinse, 3–5 coats of commercial floor finish, and high-speed buffing to a mirror-grade shine. LVT (Luxury Vinyl Tile) is the newer product found in updated apartments, student housing, and modern offices — it has a factory wear layer that should not be stripped. LVT needs pH-neutral cleaners, appropriate burnishing, and periodic protective finish. Using the wrong method can permanently damage a floor; TPS Pro assesses your floor type before every job and applies the correct methods.
We also provide hot water extraction carpet cleaning — deep cleaning that removes embedded soils, treats stains, and refreshes carpet appearance using truck-mounted and portable extraction equipment — plus tile scrubbing and grout cleaning with commercial rotary scrubbers for restrooms, commercial kitchens, and entryways where grime builds in grout lines that mopping can't reach.
How often? VCT typically needs a full strip and recoat annually or semi-annually (quarterly for high-traffic medical offices and schools), with monthly or quarterly buffing in between. For a typical 2,000–3,000 sq ft commercial floor, a full strip and recoat takes approximately 6–8 hours including dry time between coats. We strip the old finish, machine scrub, apply 3–5 coats of commercial finish, and allow proper dry time between each coat. The floor should cure fully within 24 hours before heavy equipment use.
