Troy's student market isn't one calendar
Most college towns have one school to plan around. Troy has three, and their renters rarely move out on the same day.
Rensselaer Polytechnic Institute
RPI sits on the hill above downtown, and its students fill houses and apartments on the surrounding streets — off Burdett Avenue, around 15th Street and toward Hoosick Street. RPI's summer term keeps a share of students in Troy through the summer, so not every unit empties after spring semester.
Russell Sage College

Old buildings, steep streets, tight windows
The hill between downtown and RPI is steep, the rowhouses are old and the stairwells are narrow. Materials go up by hand, trash comes down the same way, and parking a work van on move-out weekend takes planning. We scout every building in the walkthrough so none of that eats into the schedule.

Walk and scope in winter
We walk each building, note stairs, parking and materials, and reserve capacity — peak weeks can book as early as February.
First wave after spring semester
Units that empty in May get trash-out, deep clean, repairs and paint first, so they are finished while the next wave opens up.
Summer waves
Units vacated after summer sessions and mid-year leases turn next, with the same crew and the same checklist.

Are you RPI's turnover contractor?
No. We do not hold contracts with RPI, Russell Sage College or Hudson Valley Community College. We work for the landlords, property managers and student-housing operators who own the off-campus houses and apartments their students rent in Troy.
Not all of our Troy units empty in May. Can you work in waves?
Yes. Between summer sessions at RPI, graduate students on longer leases and HVCC renters on their own schedules, Troy units often turn in several waves. We schedule each unit by its own lease-end date and keep a crew available through the summer.
Our buildings are old rowhouses with plaster walls. Is that a problem?
No. Much of the housing near RPI and downtown is nineteenth-century. We patch plaster and drywall, paint to match, care for original hardwood, and plan how to move materials up narrow stairwells and steep streets before the first day.
What does the turn include?
Everything the unit needs to be move-in ready: deep cleaning, kitchens and bathrooms, repairs, paint and patch on walls, ceilings and doors, carpet and floor care, and hallways and common areas. One crew does all of it.
How early should we book for a Troy turn?
Book in winter if you can. Turn season runs May through August, and the busiest weeks can be reserved as early as February. An early walkthrough lets us plan crew size and materials for each building.
