Union's academic year is split into three terms, and the spring term and commencement finish later than at most semester schools. Off-campus renters near Union tend to move out later in the spring as a result, while fall arrivals still come at the end of the summer. The practical effect for landlords is simple: less time between move-out and move-in.

Are you Union College's contractor?
No. We do not hold contracts with Union College. We work for the landlords and property managers who own off-campus houses and apartments rented to Union students in Schenectady.
Why does a Union turn need a different plan?
Union runs on trimesters, so the spring term and commencement finish later than at most semester schools, and off-campus move-out lands later in the spring. That leaves less of the summer for repairs, paint and patch before fall arrivals, so we plan the work in advance and move quickly once units are empty.
Our houses are older two- and three-family homes. Can you handle them?
Yes. Much of the housing near Union is older wood-frame and brick homes. We patch plaster and drywall, paint to match, care for original floors, and fix doors, hardware and fixtures during the same visit.
What does the turnover include?
Trash-out, a deep clean of every room, kitchens and bathrooms, repairs, paint and patch on walls, ceilings and doors, carpet and floor care, and shared hallways, porches and entries. One crew does it all.
How early should we book?
In winter if possible. Our turn season runs May through August, and peak weeks can be reserved as early as February. Booking early matters even more near Union because the window between move-out and move-in is shorter.
