Why Skidmore turnovers aren't like Albany's
Skidmore houses most of its students on campus, so the off-campus market is smaller, more house-based and more owner-run than the big student districts elsewhere in the region.
Off-campus Skidmore renters tend to live in single-family houses, duplexes and small apartment buildings within reach of campus — north of downtown along the North Broadway side, on the East Side and West Side, and in the blocks around Broadway itself. Many are owned by individual landlords with one to a handful of properties, and many of those houses are older homes with good finishes that owners want protected.
That changes the work. Instead of hundreds of identical units, a Skidmore turn is usually a few houses at a time, each with its own layout, its own list of repairs and its own owner expectations. We treat each house as its own scope, written room by room, and send one crew that can clean, repair, paint and patch without handing the house off between trades.

After graduation
Students move out after spring commencement in May. This is the main student turnover: trash-out, deep clean, repairs, paint and patch, carpets and floors.
Summer season
Many owners rent their houses to visitors for the race meet at Saratoga Race Course and the summer concert season. Those stays need fast, guest-ready turnovers between check-out and check-in.
Back to students
The summer season runs into Labor Day, while students return for fall in late summer. The window between the last guest and the first student can be very short — a final clean and punch list closes it.

Do you work for Skidmore College?
No. We do not hold contracts with Skidmore. We work for the landlords and property managers who own off-campus houses and apartments rented to Skidmore students in Saratoga Springs.
Our rental goes from students to summer guests. Can you handle both turns?
Yes. We do the full student turnover after graduation — cleaning, repairs, paint and patch — and can then handle short-term guest turnovers through the summer, followed by a final clean before the next students arrive. One crew, one contract.
Saratoga houses have nicer finishes. Will the turn protect them?
Yes. We plan the work around the finishes in each house: hardwood gets the right cleaner and pads, painted trim is patched and touched up to match, and fixtures are cleaned rather than scoured. We note anything that needs a specialist before we start.
How early should we book?
Book in winter. Turn season runs May through August, and in Saratoga the weeks after graduation and before track season fill fast. Peak windows can be reserved as early as February.
What does the turn include?
Deep cleaning of every room, kitchens and bathrooms, repairs, paint and patch on walls, ceilings and doors, carpet and floor care, and any shared hallways or entries. We have turned 800+ units in a single turn and 5,000+ to date.
