Linens, supplies and access
Linens. Most hosts keep two or three sets per bed on site. We strip, make the beds with a clean set, and bag used linens for your laundry service or wash them on site where the property has the machines and the turnover window allows. Stained or torn items get set aside and flagged so you can replace them.
Supplies. Toilet paper, paper towels, soap, dish liquid, coffee, trash bags — we restock from your closet on every visit and keep a simple count. When something drops low, you get a message with enough lead time to reorder.
Access. Lockbox and smart-lock codes are kept with the crew assigned to your property, and we confirm the door is locked and the code reset (if you rotate codes) when we leave.
Staging. Send us your listing photos and we stage to match: pillows, throws, towel folds, welcome notes. Guests should walk into the place they booked, not an approximation of it.

Saratoga Springs. Racing season in July and August brings the tightest turnover windows of the year, plus the summer concert season at SPAC. Hosts who book their turnover schedule before the season starts get the most reliable coverage.

Every few months a rental needs more than a turnover: carpet extraction, a deep clean of the oven and refrigerator, baseboards, windows and furniture. We schedule these between bookings so they don't cost you nights. For larger updates — paint, flooring, a bathroom refresh — our renovations crew can do the work and hand the unit back ready to list.

How do I schedule recurring Airbnb turnovers with TPS Pro?
We set up a recurring account. You share your booking calendar (Airbnb, VRBO or an iCal link) and we schedule turnovers around your checkout and check-in times. If your bookings are irregular, you can also message us as bookings come in. Call (518) 948-7156 to get set up.
Can you handle same-day turnovers?
Yes. Most short-term rental turnovers are same-day, between an 11 a.m. checkout and a 3 or 4 p.m. check-in. We schedule crews around those windows. During peak weeks, book early so we can plan crew routes across your listings.
Do you restock supplies?
Yes. Restocking from your on-site supply closet is part of every turnover, and we tell you when anything is running low so you can reorder before it runs out.
What happens if you find damage after a guest checks out?
We photograph it and message you before the next check-in, so you have what you need to file a claim within the platform's window and decide whether the next stay can go ahead.
